Most homes for sale in Southwest Florida are listed. Few are marketed. The difference shows up in price, days on market, and how much you actually take home after commission, credits, and repair concessions.

I run every listing like an editorial launch: a story, cinematic imagery, targeted positioning to a specific buyer persona, and disciplined negotiation. The result is usually a sold price 3–7% above what you'd get from a run-of-the-mill listing.

What to do before we shoot.

I walk your home 3–4 weeks before we photograph it. We identify what to fix, what to leave, what to document, and what to stage. This is where mediocre listings turn into great ones.

  • Pre-listing inspection so we surface any issues before a buyer's inspector does
  • Roof, HVAC, and water heater age documentation . three biggest insurance drivers
  • Wind mitigation report (state form OIR-B1-1802) to attract insurance-friendly buyers

The Insurance Question

Buyers are underwriting your home before they tour it.

In today's Southwest Florida market, buyers get insurance quotes on your address before they even schedule a showing. Homes with an under-10-year hip roof, impact glass, and a clean 4-point inspection get more offers at higher prices. Homes without those items lose 20–30% of the buyer pool. How do you actually price my home?+

Three overlapping methods: recent comparable sales within a half-mile (last 90 days), active competition currently on market, and buyer psychology at your specific price band. I bring all three to your kitchen table with the raw data so you see how each conclusion is reached. No 'trust me' pricing.

What's the biggest mistake sellers make in Southwest Florida?+

Pricing off the peak (early 2022) instead of today's absorbing market. Overpriced listings sit, then chase the market down . and buyers penalize price reductions harder than they reward accurate initial pricing. Getting it right on day one is worth 3–5% at close.

How long does it take to sell in the current market?+

For accurately priced homes in Babcock Ranch, PGI, Gateway, or Cape Coral Southwest . typically 30–60 days to contract, 45 days to close. Overpriced listings run 90–180+. Insurance-challenged homes (old roof, no wind mitigation) take longer and net less.

Should I make repairs or sell as-is?+

Depends on what and where. Roof age under 10 years, updated hip roof, and impact windows pay back 2–3x their cost in achievable price and buyer pool. Interior cosmetic upgrades usually don't. I walk every seller through a specific ROI list before we spend a dollar.

What about staging?+

For most homes over $500K, professional staging (or careful de-personalization plus rented accents) meaningfully accelerates offers. I have a stager I trust and negotiate her rates for my clients. For turnkey homes and vacant properties, virtual staging fills the online listing.
