Dredged into existence starting in 1957, the city now has more miles of navigable canals than any other city in the world, and roughly a third of homes here sit directly on one. Some have Gulf access, some don't. Some hit the open water in ten minutes, some in ninety. Knowing the difference is what separates a great buy from an expensive lesson . and it's the single biggest reason to work with a local, not a Zillow map.

The STR Investor

Cape Coral is the last major Florida city where you can still buy a new-construction Gulf-access home under a million. That said, insurance is a real conversation . post-Ian carrier appetite is uneven, and canal-front / seawall condition dominates the underwriting. Total cost of ownership is where I focus buyers, not sticker price.

Airports, drives, and daily traffic.
Cape Coral is the third-largest city by area in Florida. That means real drive times inside the city, but excellent access to Fort Myers and the beaches via three bridges.
- Midpoint Bridge → Fort Myers city center: 15 min
- Cape Coral Bridge → Fort Myers / McGregor: 15 min
- Veterans Parkway (east-west spine) covers the city corner to corner
- RSW International Airport: 30 min from Cape Harbour
- Fort Myers Beach: 30–40 min depending on Cape quadrant
- Punta Gorda Airport (PGD): 45 min north for Allegiant nonstops

Cape Coral gets the same weather as Fort Myers but a bit more of the coastal storm exposure. Ian (2022) was a defining event . the city has hardened significantly since. Seawalls, roof age, and impact windows are the three biggest insurance and resilience variables.

The most misunderstood market in Florida.
Cape Coral is not one market . it's four, split by quadrant, and further split by 'Gulf access' vs 'freshwater canal' vs 'dry lot.' Two houses on the same street can trade at wildly different prices based on bridge height, canal width, and how long it takes to reach open water. If you're buying here, hire someone who knows the canals . because Google Maps won't tell you which ones have a fixed bridge.

What does 'Gulf access' actually mean in Cape Coral?+
It means you can reach the Gulf of Mexico by boat . but the route matters enormously. Some homes are 10 minutes out with no bridges; others are 90 minutes with three low bridges that block sailboats and larger powerboats. I pre-vet every waterfront listing on route, bridge height (air draft), and canal depth before we ever tour it. This one variable moves prices $100K+ on the same street.
Is Cape Coral good for short-term rentals?+

How did Cape Coral do post-Hurricane Ian?+
Hit hard, but recovered faster than most predicted. Newer construction and updated seawalls held up well; older homes with original roofs and single-pane windows took the brunt. Freshwater canal vs Gulf-access . what's the price difference?+
Freshwater canal homes (no salt water, no boat lift needed for maintenance) typically trade 30–40% below Gulf-access homes on the same street. Some buyers actually prefer them . no marine growth, better fishing for bass and tarpon, easier maintenance. If you don't own a boat, freshwater is often the smarter buy.
What about the four Cape Coral quadrants?+
Southwest Cape: premium, walkable to Cape Harbour and Tarpon Point, highest elevations, most Gulf-access supply. Southeast Cape: established, walkable to Yacht Club, mix of Gulf and freshwater.
