Every buyer's relocation looks different. Some are cash buyers ready to write next week. Some are two years out, quietly researching. My job is to meet you where you are, give you the honest version of Southwest Florida, and structure a plan that ends with you owning the right home . not just any home.

The Timeline
What actually happens, week by week.
Discovery Call
We map your must-haves, non-negotiables, budget bands, and timeline. I'll send you the SWFL relocation guide, cost-of-living spreadsheet, and a shortlist of 2–3 communities that match your profile.
Exploratory Visit
One 3–4 day trip. We tour the shortlisted areas, drive the drive times you'll actually make, eat at real restaurants, and gut-check whether Southwest Florida feels like the right long-term fit.
Home Search
Now we look at houses. I pre-vet listings on flood zone, insurance writability, roof age, HOA rules, and seller motivation. Most buyers see 15–25 homes before writing.
Offer & Contract
We negotiate price, credits, and contingencies. Inspection, wind mitigation report, 4-point insurance report, and title search all move in parallel. I have vendors I trust for each.
Insurance & Closing
The lift is insurance. I have four brokers I work with regularly . we bid the property, choose a carrier, and lock rates. Closing happens on schedule if we start this process day one.
The Landing
Utilities, homestead exemption filing, driver's license, homeowner association onboarding, and (usually) a call about the best breakfast within five miles. I don't disappear at closing.

HOA & CDD Fees
Master-planned communities in SWFL often have both HOA and CDD (Community Development District) fees. HOA covers amenities and common areas; CDD is a bond payment for infrastructure. I'll break out both for any specific property . they can meaningfully change your monthly.
Insurance Reality
Post-Ian, the Florida insurance market is real. Newer homes with hip roofs, impact glass, and updated 4-point inspections get written easily. Older homes with 20-year-old roofs and single-pane windows can hit $10K+ premiums or get non-renewed. Pre-vetting is the most valuable thing I do.
Schools & School Choice
Lee and Charlotte counties use school-choice models . where you live influences but doesn't fully dictate placement. Charter schools (Oasis, Six Mile, Babcock Neighborhood School) have lotteries; private schools (Canterbury, Bishop Verot, Village School) have waitlists. Plan the school before the house.
Sunshine State Taxes
No state income tax. No estate tax. Homestead exemption drops assessed value by $50K for primary residence. Portability lets Florida sellers move their Save Our Homes cap to a new primary. For Illinois buyers, the combined tax savings often pays 4–6 years of homeownership costs.
Solar & Utility Costs
Babcock Ranch is solar-powered at the community level. Individual solar plus battery-backup adoption is rising fast in Cape Coral and Fort Myers. Payback in SWFL runs 7–10 years pre-tax-credit, faster with federal ITC. I'll model your specific home.
Boat & Storage Access
If you're bringing a boat, RV, or workshop equipment, I filter listings by dock potential, air draft (bridge clearance), lot easements, and HOA storage rules from the first tour. Getting this wrong is the most expensive lifestyle mistake I see.
Wind Mitigation & Roof Age
The 4-point inspection and wind mitigation report determine 60% of your insurance cost. Roof age under 10 years, hip roof geometry, and impact-rated openings are the three biggest premium reducers. I ask sellers for these documents before we tour.
Contingencies & Timing
Selling your current home first vs. writing contingent offers vs. bridge financing . each has trade-offs. About 40% of my buyers sell first, 40% write contingent, 20% bridge. I'll help you pick the right structure for your risk tolerance.

For a $500K purchase, budget roughly $25–30K for closing costs and moving, then $8–12K/year for insurance, $5,750/year for property tax (post-homestead), plus HOA if applicable. The state has no income tax, which is often the number that makes the whole move work.
How long does the whole relocation process take?+
From first call to keys, most Illinois-to-Florida buyers move in 90–180 days. That includes 2–4 exploratory trips, an offer window, inspection contingencies, and closing. Investors and cash buyers can compress that to 30–45 days.
Should I buy new construction or resale?+
For relocation buyers I usually recommend a hybrid strategy: rent for 60–90 days at your target community, then buy resale in the neighborhood you've actually experienced. New construction works best for buyers who already know the region and want current-code homes with builder warranties.
What's the biggest mistake relocation buyers make?+
Choosing based on the vacation version of Florida . seasonal weather, seasonal traffic, seasonal restaurants. Summer here is real. Buyers who visit in August have far better instincts about what they can actually live with.
Do I need a Florida driver's license and vehicle registration?+
Yes, within 30 days of establishing residency. It's straightforward: DL is same-day at any DMV; vehicle registration requires a Florida inspection and proof of insurance. Homestead exemption paperwork is filed with the county property appraiser and can save $500–1,500 annually.
What if I need to sell my current house first?+
This is the most common variable. I coordinate with your out-of-state agent, structure contingent offers when appropriate, and can connect you with bridge-loan options if timing gets tight. About 40% of my Illinois buyers close this way.
